SPECIAL PURPOSE FINANCING

NOTE PURCHASE
A Scottsdale, Arizona based developer bid on a note purchase at an auction and was awarded the bid. INCA provided a lending facility of $1,000,000 to acquire the note.

NOTE GUARANTEE
Borrower needed a co-guarantor for a loan from a bank for the acquisition of an apartment complex in Scottsdale, Arizona.  INCA provided the $1,300,000 credit enhancement to the lending bank.

NOTE PURCHASE
An existing borrower on a delinquent note & loan negotiated a discount on the loan from the bank secured by a vacant commercial land parcel.  INCA provided the financing of $400,000 for the note purchase.

JOINT VENTURE
A homebuilder did not have enough equity to acquire, develop and build a townhome community in Mesa, Arizona.  INCA provided both the needed equity and AD&C financing in a joint venture structure.

BUSINESS LOAN
A cable TV company in Metropolitan Phoenix negotiated the purchase of its loan from its commercial bank lender.  INCA provided the necessary capital ($1,250,000) for the loan purchase together with funds for working capital.

RESTAURANT
A restaurant operator needed funds to acquire a fast food restaurant in Mesa Arizona.  INCA provided financing for the acquisition of the property and the Furnishings, Fixtures and Equipment (FF&E).

NOTE PURCHASE
An existing borrower on two (2) delinquent loans negotiated a discount from the bank secured by a multiple number of office condo buildings. INCA provided financing of $3,450,000 for the note purchase.
